Custom Build Housing
Czero acts as a ‘custom build enabler’, putting together developments of serviced plots for custom build housing. Custom build is similar to self build except it does not expect the purchaser of the building plot to actually do much of the work themselves. They are involved in the design and specification of the home, to meet their particular needs or tastes, but then the house is delivered on their behalf under a building contract.
In planning terms, custom build is still a very specialist area, despite being a form of housing delivery promoted by government. Strategic land developers and large housebuilders are now finding themselves asked to provide certain percentages of homes on a development for custom build, and Councils are looking for ways to meet the increasing demand for custom build.
Custom build splits the sale of the plot from the building of the house, one effect of which is to reduce stamp duty on the purchase as stamp duty is only charged on the sale of the plot. Czero Developments takes sites as far as the sale of the serviced plot, while sister company Czero Home works with plot purchasers who want a customised low or zero carbon home.
Czero is promoting its own sites for custom build and will also help other landowners and other developers with this strategy for delivering housing. This might be on a joint venture basis, promoting a site or part of a site for custom build, or by providing Czero Home as a delivery partner, which makes the sale of serviced plots easier.
The Leys, Bishops Caslte
We are currently marketing nine plots on the edge of the small Shropshire market town of Bishops Castle. The site is in a setting with lovely views of the surrounding Shropshire Hills and countryside and is within short walking distance of the town centres shops and pubs.
The serviced plots each come with a consented house design that can be altered within the constraints of the site wide design code. A new house design could be created for a plot if the purchaser wished, but this would require a further planning application on the plot which our sister company Czero Home could facilitate. Or alternatively you could do this yourself.
Czero Home could also deliver or project manage the completion of your house on a plot if you choose.
Infrastructure is well underway with the first stage set to be completed by the end of April or beginning of May. This will include the new road, drainage and services. Following the completion of infrastructure, plot purchasers will be able to commence with the build of their house.
As of May 2019, all the plots on The Leys have now been reserved.
